The loans are typically short term ranging from a minimum of three months to a maximum of 12 months. Loans are given for the purpose of purchasing a property or to finance construction, rehabilitation, or refurbishment of neglected properties. Generally, borrowers that approach SSF cannot take advantage of traditional financing due to time constraints, strict lending requirements, or other limitations. SSF carefully considers each loan request that is presented. The principals of SSF have executive experience in the development and rehabilitation of real estate as well as decades of combined real estate experience with tenant/ landlord relationships. They personally perform due diligence on each deal. In order to minimize the risks involved, all loans are secured by a first lien on the subject property. An additional cross-collaterized property is usually required and/or a personal guarantee by the borrower for the full amount of the loan. SSF does not lend money on the borrowers personal residence. SSF will typically only issue loans of up to sixty percent of the estimated value of the property. In this way, in the event of borrower default, the adequate collateralized property value can be reasonably expected to cover the loan amount. When necessary, SSF has stepped into the shoes of the borrowers and successfully carried out the repayment of the loan. SSF evaluates many factors in order to best determine the security of a particular deal. The principals assess the location of the property, surrounding area, including an analysis of historical real estate values and current trends. . Finally, SSF will examine the potential borrowers background and track record.
